| PROJECTS THAT REQUIRE ARCHITECTURAL CONTROL COMMITTEE (ACC) APPROVAL |

| Prior written ACC approval is required for: |
| |
| Any building, fence, wall or other structure or exterior addition, changes or alterations to it that is to be commenced or erected upon a Lot (all divisions).
This includes any parking bays, new roofs, or siding materials, sheds, garages, play structures, hot tubs, decks, satellite dishes, antennas, or similar item which
will be visible from the street or from another property or home. Declaration Article V, Section 1. |

| Any clearing or grading (Divisions 2 through 5C only): Declaration Article V, Section 1. |

| WHY?? Again, the purpose is to protect the value and desirability of all of our investments in this community. |

| HOW TO GET ACC APPROVAL |
| 1. Accurately identify the property lines if any work will be done on or near the property line. This is your responsibility. |
| 2. Review the “Restrictions” that follow, keeping your plans within the stated limits. |
| 3. Submit your plans to SFHA, c/o CDC Management Services, Inc., 11211 Slater Avenue NE, Kirkland, WA 98033.
Written plans must include the “nature, kind, shape, height, materials and location” of the project. |
| 4. The Association must respond within 30 days of receiving your submittal. According to Declaration Article V, if the Association
does not respond, the project is considered approved. |
| 5. Failure to submit in advance may result in the Association having to require removal or changes, the costs of which must be paid by the lot owner –
A situation no one wants!! |
| 6. Should a project be completed without ACC approval, the ACC has six months from the date of completion in which to notify the lot owner that compliance
with Article V of the Declaration is required. If six months should pass, approval will not be required. Article V, Section 4.C. |

| NOTE:
SFHA approval does not fulfill County permit requirements. County permit requirements are the lot owner’s responsibility. |

| The Architectural Control Committee reviews all requests and submits them for board approval at the meetings. The earlier you submit your request,
the quicker the board can respond to your request. Please remember we are all volunteers and we need a few weeks to review all requests. Please contact
CDC management if you need the request processed before the next board meeting. |
